Sealcoating

Sealcoating, properly applied in a timely maintenance schedule, will extend the life of your asphalt and concrete lots. Asphalt lots get a thorough cleaning before any sealcoat is applied, optional Hot Crackfilling, can be done prior to sealing the lot. We then apply one or two coats, (depending on your need) of Coal Tar emulsion sealer, with Tarmax Hardener and Black Beauty Silica sand as a filler to replace lost sand in your asphalt lot. This is commercial grade sealer, not something you can get at the local stores, and it is applied professionally.

Where CONCRETE sealing is required (and usually is), we use a variety of sealers for this purpose, including linseed oil, siloxane, and various urethane based sealers.

Hot Crackfilling

When considering any maintenance program, you should remember to address the causes of the deterioration of your Parking Lot. Hot crackfilling is one of the less expensive methods of maintaining the lot condition, and one of the most effective solutions for extending the life of your lot.

We use two methods of preparation for hot crackfilling, Routering the cracks and Heatlancing, both methods are highly successful for true bonding of the hot crackfill material to the existing pavement. Similar methods are used to apply crackfilling materials to concrete joints and cracks.

We use only Parking Lot specific hot crackfiller material, that does not track in with foot traffic or pull up on car tires.
